Background Fire Risk Assessments Under the Fire Safety Order (2005), landlords must conduct Fire Risk Assessments (FRAs) to understand the actions and strategies required to keeptheir residents safe. Lakanal Fire 2009 Fire at Southwark s Lakanal House, Sceaux Gardens Estate 6 people killed, including a 20 day old baby Council had to pay out 575,000 Marie Curie Sister Block, currently planning the works there.   10. Fire Safety Act Under the Fire Safety Order, FRAs only have to look at the communal areas of the building. Under the Fire Safety, FRAs for High Rise Blocks will also need to look at the structure, the external walls (including cladding, windows, both sides of fire doors, and balconies), and the entrance doors of buildings. The Fire Safety Order and the Fire Safety Act apply to any residential building with communal areas. The Council is the landlord for 45,858 homes with a communal area this is 83.4% of its stock and 3,588 buildings.   11. Building Safety Act The Building Safety Act will establish a new, more stringent regulatory regime for higher-risk residential buildings. This regime will cover the life-cycle of the building, from design and construction, through to management, handover and demolition. There will be increased responsibilities for responsible persons (landlords) and tougher sanctions for those who do not meet their obligations. The Building Safety Regulator, which will sit within the Health and Safety Executive, will oversee and enforce the new regime of regulations. The Building Safety Act only covers High Rise residential buildings (those with a height of 7 storeys and above or 18 metres and above). DLUHC Directive This relates to the Private Sector and it draws on the Housing Act (2004) Before the fire at Grenfell, Fire and Rescue Services would usually take responsibility for regulating fire safety for the external walls and common parts of the Private High Rise Residential Buildings (HRRBs). After the fire at Grenfell, Local Authorities are told by MHCLG (now DLUHC) that they need to identify the HRRBs with ACM in their borough and take action for Private HRRBs.   16. Building Safety Service Assurance this team will not deliver, but will give assurance. This will include assistance with policies, processes and procedures, peer reviews and the provision of appropriate data. This service is responsible for writing Safety Case reports. Currently Under Head of Building Safety Building Safety Managers Quality Assurance Team RLOs Building Safety Coordinator Programme and Asset Team This is Mobility Phase so every member is agency (not including Programme and Asset Team).   17. Building Safety Relations This team is planning our resident engagement strategies for Building Safety need a general strategy for the borough and block specific strategies. Approach to being PMs People Being PMs is more about people than anything else, so anything we do should consider whether it is usable, understandable etc. for our colleagues Tools vs Methodology We don t follow Prince 2 or any methodology. We adapt our approach to every workstream, depending on what works best mostly there will be a hybrid approach. E.g. Waterfall we know the outcome, but Agile how we get there We use PM tools work, product, cost breakdowns; highlight reports, action logs, risk and issue log, scoping (e.g. MoSCoW), concepts (e.g. Critical Path), life cycle approach linear, agile, hybrid This reflects approach from APM What is the reason for being PMs?
