  3. INTRODUCTION Housing is a basic need for sustainable development as it provides shelter and employment to people. Housing development is enhanced by cost, time and quality standards, unfortunately in Nigeria is yet to attain its optimum in the built environment. Housing demand is on the increase as a result of population growth. However, non-sustainability of housing policy led to the unlawfully and uncompleted housing projects remain a challenge. A major challenge facing the building industry

STATEMENT OF THE PROBLEM Increased population in Nigeria Private and public investments The expansion has to incorporate issues of physical planning and building control laws and human and environmental safety in the building industry Studies express concerns over issues of poor enforcement and implementation challenges of the building control laws in Nigeria Hence, this study to investigate the level of enforcement and implementation challenges of building control laws in Nigeria

AIM: TO INVESTIGATE THE LEVEL OF ENFORCEMENT AND IMPLEMENTATION CHALLENGES OF BUILDING CONTROL LAWS IN NIGERIA OBJECTIVES To explore the knowledge of site supervisors to the existence of building laws To determined the level of building control laws in the possession of site To determined the level of enforcement and implementation of the building control laws by site supervisors To assess whether the professional bodies or Government agencies visit construction sites to implement or enforce building control laws

CONSTRUCTION INDUSTRY The Construction Industry Construction industry makes a significant contribution to the growth and development of every economy by providing infrastructure for productive ventures, shelter to the citizens and generating employment to people at different levels of knowledge and skills. It is the backbone of economic development globally. The Building industry can be vibrant when developments, laws and physical planning are adhered based on quality standards.

  9. METHODOLOGY Purposeful Sampling Techniques 60 Questionnaires were distributed to site supervisors Targeted Population 20 Architects, 20 Builders and20 Engineers 46 questionnaires were returned 76% response rate

  16. CONCLUSION In conclusion, the challenges to the enforcement and implementation of building control laws include lack of knowledge of the existence of the building control laws as well as nonchalant attitude of professional to enforcement and implementation of the building control laws.

  17. RECOMMENDATION The study recommends that building control laws should be made a compulsory part of building document before approval is given and visitation teams should be set by professional bodies such as CORBON and COREN for the purpose of site visitations to ensure compliance and implementation of established building control laws. Government agencies should enforce the physical planning and building control laws across the three tiers of Government Nigeria.
