  2. A Little About Hill Country Flat Fee Realty Owned/operated by Mark Phillips, a licensed Texas real estate broker. Mark has extensive experience in buying and selling real estate, both for himself, as well as representing other buyers & sellers for over 20 years. From houses in the city or rural acreage, Mark has the experience! HCFFR was created because the traditional model of real estate (6% model) is outdated & unjustified. Simply put, real estate commissions are too high. Why should it cost you so much money to sell something that someone wants to buy? We feel it shouldn t! Because of modern technology, real estate is easier to market & sell. Sites like Realtor.com, Zillow, Homes.com, etc., as well as virtual tour software, high resolution photos, access to community demographics, schools, etc. have simplified the home buying & selling process. HCFFR is not top heavy. We run a lean & efficient operation by keeping our overhead low and are not dependent on a large office to house multiple agents. HCFFR listings are marketed & exposed to the same sites as other larger real estate brokerages. Real estate buyers simply DO NOT care what firm is listing a home for sale. They couldn t care less if they like the home, they want to see it, regardless of which brokerage has it listed. Other real estate agents don t care either if they have a buyer who wants to see a home & there is compensation to be earned, that s all they really care about. Mark has been consistently in the top 2% of all agents in closed volume every year for the past 10 years. If we were some fly by night operation or not delivering full service to our clients, this would NOT be possible.

  3. Our Options & Pricing Full Service : We offer two different options for our sellers, however 95% choose our Full Service option. Pricing for a Full Service experience is as follows: 1.25% of the final sales price (for a full service option, you will not find a better option anywhere!) Full Service includes MLS marketing, Zillow, Realtor, Trulia, etc., social media marketing, virtual tour marketing, constant communication with us based on feedback, leads, inquiries, etc, MLS Only =$600, paid upfront (limited service where you will be expected to be actively involved and responsible for much of the work). You will still be listed on all of the home-searching sites, but the agreement is you will deal directly with agents and buyers, contracts, addendums, etc. MLS Only option is designed for experienced home sellers who have the time and experience needed to carry most of the workload and are responsible for most of the transaction. We will list you on the MLS & publish your home on various sites, but you take over from there. It is not an option designed for the faint of heart, it is really designed for owners who really want to be in control and don t need much assistance from an agent. Compensation for a buyer s agent, if representing the buyer, is negotiable and usually settles between 2-3% of the sales price. We can discuss this in greater detail, but we recommend 2.5% depending on your price point. You are not required to offer compensation to a buyer s agent, but it can make selling your home more challenging.

  4. Will my home be exposed to buyers? Yes! When we list properties into the MLS (Multiple Listing Service), our listings are promoted on the same sites as all of the other real estate listings such as Realtor, Trulia, Zillow & several more. With IDX (Internet Data Exchange), all listings are now shared & accessible to all real estate professionals, no matter who the listing brokerage is. Buyers couldn t care less who the listing brokerage is. They care about the home, the location, the features, the condition, the price, the property, etc, NOT what brokerage has it listed for sale. Over 90% of homes are sold through the MLS, of which we are a member and where your home will be listed (San Antonio Board of Realtors). We also market our listings on social media platforms such as Facebook and Instagram, which helps promote our listings even further. Exposure of your home will NOT be an issue.

  5. Why do we charge less than traditional real estate brokerages? First off, we are a full-service real estate brokerage, plain & simple. Yes, we do offer a limited service option, but most sellers select our full service plan. We do everything other real estate professionals do; however, we simply charge considerably less. Our limited-service option, if a seller chooses it, is exactly that limited service (see page 3 for details). We believe the traditional 6% listing pricing model is outdated & unjustified and that sellers should no longer pay so much money to sell their homes. Simply put, this is the smarter & more economical way to sell your home. Times have changed. The internet & advances in technology have made selling real estate much easier for all parties, including real estate agents. So why should you, the consumer, still pay the traditional commission rate? We don t believe you should. As you can tell, we believe in a fair price for our services, not an outdated, overly expensive model that can break the bank of a seller! Afterall, real estate agents aren t curing cancer or building rocket ships!

  6. The Power of the Internet Advertising real estate for sale in magazines and newspaeprs is nearly worthless. Sure, it can be fun to peruse through a magazine at a nail salon, but that s not how buyers find their homes. Per the National Association of Realtors, nearly 98% of buyers now start their search for a home online. This is why having quality photos, a virtual tour & the home in good showing condition is a must! Allowing buyers to search online, view virtual tours, high-definition photos, social media marketing, online access to schools, demographics, etc. has simply made selling real estate easier for all parties including the seller, the buyer and the real estate professional. The fact is that without quality photos & a virtual tour, many buyers skip over such a listing and move on to the next home. Marketing real estate is all about having a good presence on-line and honestly, it is not that hard or expensive to do. We also promote our listings on Facebook & Instagram, which are also very powerful mediums in real estate marketing.

  7. We syndicate through IDX IDX-Internet Data Exchange shares your listing with 25+ websites, including all the big ones where buyers are searching. We use Tour Factory for our virtual tours. Tour factory pushes or syndicates your virtual tour to many sites on the web such as Youtube, Google, Zillow, Trulia, Realtor.com, Homes.com & many more. This exposes your home to numerous sites & buyers. Being listed in the MLS is a must in order for other agents to be able to view your home & show it to their buyers.

  8. What happens if Hill Country Flat Fee Realty finds the buyer? In the event we procure the buyer (in our Full Service, Flat Fee option) that makes an acceptable offer and ultimately closes (your house sells), we reduce the buyer s agent compensation to just .75%, saving you that much more of your equity (total of 2%). To be transparent, we personally sell about 8% of our listings without a buyer s agent being involved, so don t count on this happening, but it is a possibility. Open Houses-Years ago, open houses were a great way to potentially find a buyer, however with today s online real estate searches at our fingertips, buyers are finding properties they want to see online. However, we are not opposed to hosting a couple of open houses if you want after a few weeks of being on the market, but statistically they really don t sell homes.

  9. Pricing The worst thing you can do when selling your home is pricing your home too low, as no one wants to leave money on the table. The second worst thing you can do is overprice your home so much to the point no one is willing to even look at it. Pricing is key most buyers are looking for fair deals fair to both the buyer and a seller. It is your home and ultimately your choice as to what you want to ask for it. We will act as a guidance counselor through the process, show you comparable properties that are on the market, that have sold, assess our competition, and ultimately you determine what the highest asking price can be while remaining realistic and competitive (this is a case-by-case basis of course as each home and property are unique from each other).
