  2. HHSRS Housing Health & Safety Rating System 29 Hazards Visit to assess: whether there are any hazards the likelihood of an occurrence and the range of possible outcomes for those hazards Category 1 or 2 Hazards Can lead to formal action

  3. 29 Hazards 1. Damp & mould growth 15. Domestic, hygiene, pests & refuse 2. Excess cold 16. Food safety 3. Excess heat 17. Personal hygiene, sanitation and drainage 4. Asbestos 18. Water supply 5. Biocides 19. Falls associated with baths 6. CO and combustion products 20. Falling on level surfaces etc. 7. Lead 21. Falling on stairs etc. 8. Radiation 22. Falling between levels 9. Uncombusted fuel gas 23. Electrical hazards 10. VOCs 24. Fire 11. Crowding and space 25. Flames, hot surfaces, etc. 12. Entry by intruders 26. Collision & Entrapment 13. Lighting 27. Explosions 14. Noise 28. Position & operability of amenities 29. Structural collapse and falling elements

Landlord Responsibilities The intention of the HHSRS is to ensure that owners maintain their properties in a safe and healthy state, i.e. free from hazards that may affect the occupier s health and or safety. If as a landlord you employ an agent, you must ensure the agent is able to arrange necessary work and ensure that adequate funds are available to do this.
